Been thinking about this, and it occurred to me that the explanation my be a lot simpler.
All their construction plans were based on future income projections...

...but what if there are a lot more "conscious classers" - who don't donate - then we thought?
We've always touted "voting with your wallet" as a way of fighting them, but I don't think any of us really thought that doing so might have real impact.
What if it has, though, and we're seeing the result?
