I hope this helps. That way things are spelled out to the letter. It is called CYA because your roommate can be a jerk. Like you need anymore b/s right ??? When this is spelled out and there is an disagreement you can whip it out and say read it and weep!
You signed the contractual agreement and you must abide by it. Or the lease shall be terminated and you may move out in x amount of days.

Roommates' rights and obligations to each other are not defined in a lease. A lease is an agreement of obligations between the landlord and tenant, but does not define the obligations between roommates. Leases almost always state that tenants are jointly and severally responsible for the entire rent. This means if one roommate leaves, the remaining roommate or roommates are responsible for the entire rent. Information Center recommends the use of a Tenancy Contract (or Roommate Agreement)which is available at the Center. The Tenancy Contract defines in writing each roommate's obligations concerning rent, utilities, telephone, deposits, etc. The Tenancy Contract can be used as evidence in a court of law if one roommate breaks the contract and moves out, leaving the remaining person(s) to pay all rent and bills.

We, the undersigned, in consideration of the mutual promises herein contained have agreed to become roommates and co-tenants in house/Apt# _____, ______________________ (name of apts or house), ___________________ (address) , ____________________ (city) ________, for the term of months, beginning on the __ day of ____________, 19_, and terminating on the __ day of _________________, 20__
- By signing below, I realize that I am responsible to my undersigned co-tenant(s) for my share of rent, paid monthly, for the entire term stated above. Any changes in this responsibility must be agreed upon by all tenants with a written statement of these changes being signed by all tenants and attached to this contract.
- I will pay my share of the rent for the above apartment/house to _____________________________(name), at ______________________(address), _____________________(city), _________________.
- List any agreements such as telephone and utility bill payments and deposits, pet deposits, groceries, furniture, etc. in this paragraph and any other bi-laws ie. the house rules.
- All obligations under this contract are to be performed in ______________________(city), _______________ County of__________________.
